Q. How stringent are you in keeping your promise to deliver our houses on time?

A. We strongly believe a project, regardless of its size and complexity, should have a commencement and a completion date as well. It just can’t roll on for an indefinite period of time. That’s the major reason for incorporating a very strong clause in our contract that favors our Customers and make us leave no stone unturned to keep our promise.


Q. Is it permissible to make modifications to the design of the house I am
contemplating to buy?

A. Yes, it is. Customers are allowed to leave their mark on their houses by making  adjustments in the interior part of the house. However, with the aim of creating a symmetric and similar exterior outlook in our sites, there are certain limitations in modifying the exterior part.


Q. How long will it take you to make your sites habitable?

A. Activities to make our phase I and phase II sites habitable are already underway. Six more months from now and we will be touring through the dazzling streets of our glamorous sites. Development in our phase III site is being carried out in such a way that various portions of the site are developed one after the other. This way, we have avoided the unpleasant fact that early buyers are made to wait a much longer time after the delivery period to reside in their houses.


Q. Do you have a loan-facility arrangement?

A. We facilitate a loan facility to our Customers - working hand in hand with local banks. The loan covers 50% of the cost of the house and has a ceiling of 1.5 million birr as the maximum amount that can be borrowed.


Q. Can I consider using my own finishing materials other that the ones which you have already set as a standard?

A. Experience in the real estate sector has given us a good lesson about how Customers’ tastes vary with regards to finishing materials they consider for their houses. As a solution, we have prepared a list of optional finishing materials from which Customers can select their preferences. Further, Customers can even go to the extent of supplying finishing materials themselves to finishing works that they think require their involvement.


Q. What facilities do your sites encompass?

A. The main reason why people come to real estate developers is not just to buy individual houses. Rather, it is in quest for a well established community. We  deem that’s what we have been doing so far - developing sites that are endowed with communal facilities such us parking spaces, shopping centers,  green areas, children playgrounds, a cascade and a water reservoir so that  Customers, at the end of the day, are handed over not just a house but a self- sustained community.


Q. How expensive are you?

A. Market research conducted reveals that there are only few real estate developers whose selling price per square meters is lesser than ours. This coupled with the quality of our products makes our houses worthy of their selling prices. Moreover, the selling prices we communicate are inclusive of value added tax and of course, the lease cost of the plot.

Q. Do you provide separate Service Quarters in the compounds of your Villas?

A.  This entirely depends on the topographic layout of the lot in question. A ground  with a relatively steeper slope calls for the construction a basement beneath the ground floor. This way, exploiting the topographic advantage, it is possible  to incorporate in the basement all functions that we normally find in service quarters. This will allow to save the space that could have been used by a  service quarter. In grounds where the slope is gentler, however, separate  service quarters can be provided in an optional basis or as required by the design.


Q. Do you have complete units readily available for sale?


A.  Yes, but not many. To allow Customers to closely supervise the construction of their respective houses, make modifications to the design of the same, consider various options, and most importantly, help them settle payments in a progressive manner, we opt for a construction that develops gradually and gets completed over a period of eighteen months.
